MAR 733 Explanation Search Title Screen

A new free text legal description field has been added to the Search Title screen. This allows users to enter a legal description or part legal description as search criteria. Wild Cards can be used in this field although there are some validations when using these if what has been entered would cause a performance issue. E.g. ' Lot*' on its own would cause a message to display demanding further criteria to be entered. The abbreviations DP, DPS, ML, SO and SD can be entered and the full name will populate when tabbing out of the field. It is recommended that at least one other search criteria be used e.g. Land District, when searching using the legal description field. The search appellation field is still available to be used as required.

Search Appellation Screen

Four new columns have been added to the Search Appellation screen to assist in identifying parcels with a Titles Appellation, Survey Appellation whether the parcel has topology and whether there are titles linked to the appellation being searched. The parcel id column has been re-positioned as the first column.

MAR 188 Explanation There are some existing instruments that contained a coloured diagram but at the time the instrument was converted the coloured diagram was scanned in black and white as part of the instrument image. Functionality has been introduced that will enable LINZ to link these coloured diagrams to the respective instruments. They will display as a separate leaf underneath the Instrument image. The coloured image does not form part of the actual instrument image and will not be provided as part of an instrument product. However it will be viewable from the Search tree. There will be no fee to view the coloured diagram as it is part of the instrument.

MAR 1047 Explanation This change has resulted in the ability to refine a Street address search.

Street Address Searching has the option of selecting a Local Authority to assist with the refining of a search. i.e. if an address is in High Street in Wellington Land District and there is more than one High Street, the search parameters are refined by being able to include the Local Authority.

Once the street address field becomes populated the Local Authority field is enabled and allows the user to select a Local Authority name from the drop down list.

MAR 1024 Explanation Several enhancements have been made to this screen to enable the searching for multiple titles/parties.

The enhanced Titles Search screen now appears as follows:

  • Display Live Titles Only box has been repositioned along side the Search Current Owners Only box
  • Print Options box has been moved toward the top right hand side of the screen
  • Print Button has now been renamed "Print Search"
  • Select Button has been renamed "Add to Tree" and moved down as the first button on the Search Results Options
  • Search buttons for the legal description and Street Address have been renamed "Search Appellation" and "Search Address"
Search Results Window

Currently the "Search Results" data window allows the user to select one or more of the search results to be added to the Search tree view and subsequent viewing at a detailed level. The search results field has been enhanced to contain 12 rows.

This allows for the user to:
  • Click the Select All button to highlight the entire Search Results list or click Deselect All to unselect the entire Search Results list
  • Individually select and unselect individual rows in the Search Results list by holding down the CTRL key
  • Select a group of rows in the Search Results list by holding down the shift Key
  • Click on the Add to Tree Button to add the selected titles to the tree
  • Click on the Resize button to expand the Search Results List window and again click on the Resize button to reduce the window back to its default size
  • Click on the Copy to Clipboard Button to copy the selected items or the entire Search Results list allowing for the selected items to be copied to Clipboard
  • Click on the Save to File Button to allow the selected items or the entire Search Results list to be saved to the users chosen Drive.
Users will probably get the most benefit from the Save to File option because they will be able to sort and manipulate the data as they require, eg turn on Wrap text, sort by etc.

The Search Results window has been expanded to include columns with CT reference, Owners name, Status of the title, Legal Description, Indicative Area, Land District and Timeshare week.

The field contains a split bar that allows the CT column to remain viewable while scrolling to the right.

These fields are populated once a search has been completed and results are found, including the Timeshare Week where applicable.

The indicative area will display the area from the title header.
  • Where the title has more than one estate, the largest area will be displayed.
  • If the title has two estates but only one estate has an area (i.e. a composite title), that area will be displayed.
  • If the title has two estates with the same area, the area will display once.
The indicative area field is there to assist with identifying the relevant title(s) being searched on and is not for use as a substitute to viewing the title.

MAR 669 Explanation Wild card characters can now be used as the first or second character in the Corporate, Owner's Family and Owner's Given Name Fields, provided that it is followed by four non-wild card characters except for the Owner's Given Name field where it is possible just to enter a wildcard on its own or with one other character. (Previously wild cards in these fields had to be prefixed by two non wild card characters.)

If you do a wild card search on " Trustees Ex* " you will now get:
  • Trustees Executors Limited
  • Trustees Executors and Agency Company of New Zealand Limited
  • Trustees Executors & Agency Company of New Zealand Limited
  • Trustees Executors and Agency of New Zealand Limited
  • The Trustees Executors and Agency Company of New Zealand Limited
If you know the surname of a owner but only the first name eg C Broadmore it is now possible to search by entering Broadmore in the Owner's Name field and C* in the Given Name’s field.

Some consideration needs to be given when using wild cards as broad use of them can take a long time to return results. It is recommended that some other search criteria is used in conjunction, eg Land District.

There can be a slow response, eg if you position a wildcard in the second position in an owner' name without entering a land district as well.

The Maximum Search Result remains but the threshold has been increased.

MAR 706 Explanation This addresses the issue whereby if an e-dealing had been selected from workspace and opened edited and closed, then on return to Workspace it was not necessarily apparent which dealing had been worked on. Where there are many dealings the PC or CP had to carefully check which dealing number they were working through and then select the next instrument. This has been changed so that the Workspace Tree view that was displayed when the instrument was opened will still display when closing back from the instrument to workspace. The last edited dealing will be highlighted in the Tree view. If a dealing is submitted then Workspace will default to 'My Work'.

TPR 4422 Fix Explanation Previously you were not able to view e-instruments using the View Instrument Image screen. This screen is called from Searches via the menu option of Search/Instrument. This has now been fixed and you are able to view and/or print e-instruments using this screen.

When a user logged into Landonline and their Landonline password has expired they would get the grace password message ie they should change the password otherwise they have 3 more grace logins under the current password until they are locked out. Users who did not change password immediately but signed instruments were unknowingly using up the grace logins each time their password was accepted as part of the signing process. An average session for a conveyancing professional would include more than two signings so they would be more than likely be locked out if they didn't change their password at logon. The message did not indicate that signing events were included in the grace logon count.

A change has been included to ensure that the grace login count will only increment when the user logs into Landonline. It will not increment when the user is signing.

TPR 6177 Fix Explanation If an e-dealing was containing a Mortgage followed by a Transfer, and affects more than one title, the instrument & dealing was failing pre-validation and the dealing would reject. This was due to a problem in the way Titles Business Rule T058 was checking the mortgagor names against the registered proprietors on the title. The comparison should have been done against the current registered proprietor(s) on the title but instead was being run against the new transferees in the following Transfer and as a result was failing. This problem has now been fixed.
