Landonline Release 3.1 update for conveyancers

The journey to 100% e-lodgement is almost complete, with Release 3.1 enabling you to complete the majority of your work by e-dealing.

Key Changes

The key changes being introduced in Release 3.1 are:

  • seven new Template instruments
  • 177 Image Only instruments will be e-capable, allowing more dealings to be submitted via Landonline
  • pdf files will be able to be attached to instruments and automatically converted to tiff
  • introduction of New Title process will allow you to lodge your complex subdivisions via e-dealing

Example Instrument

Below is an example of a Caveat screen. We have kept the process of completing a Caveat by e-dealing as similar to the paper environment as possible, to help you be prepared for 100% e-lodgment.

Select which Caveat Type.

Select the Caveat of.

The application will pre-populate the instrument with the Registered Proprietors details that are held on the title.

To enter the Caveator's full name simply click in the empty line provided and type.

You can add or delete Caveator's if you need to by using the Add and Delete buttons on the right.

State the relationship between the Caveator and the Registered Proprietor in this field.

If there are any exceptions to the Caveat, enter the details here.

Enter the Caveator's address details here, including the postcode. This is a compulsory field.

Enter the Registered Proprietor's address details here, including the postcode.

Now Pre-validate and Preview the instrument.

Finally Save & Close the Caveat screen.


Non e-capable instruments

While the majority of conveyancing work will be e-capable once Release 3.1 goes live, 125 instruments (3% of total instruments) will still require lodging in the paper environment. These exceptions to 100% e-lodgement include instruments such as Court Orders, which cannot be submitted online as the originals need to be seen by LINZ staff. A full, searchable list of instruments will be made available so you can see which ones are e-capable and which are not.

New functionality for attaching images

Release 3.0 introduced the ability to attach tiff images to instruments. Release 3.1 will enhance this function by also allowing pdf files to be attached to instruments. Landonline will automatically convert any pdf files into tiff. Jpgs and Word documents will still need to be converted to tiff using the print-to-TIFF driver.

New registration methods

Currently we have two methods to register your e-dealing; they are Auto Reg and Lodge. Release 3.1 will introduce new registration methods, Lodge with Template and Lodge with Image Only.

Lodge with Template means instruments can be lodged using e-dealing as a Template. Essentially this is what you do now; you go onto e-dealing and fill in a 'form' or Template.

Lodge with Image Only means you can submit a dealing by simply attaching the documents you need to your instrument.

Below is a screen shot showing the new Image Only screen. As you can see, this screen is similar to the Add Image screen introduced in Release 3.0.

Release 3.1 Presentation

To prepare you for Release 3.1, LINZ and Property Law Section representatives will be travelling the country in September and October 2008, outlining how these changes work. Firms are encouraged to attend to ensure they are prepared for 100% e-lodgement, mandatory in March 2009.
