Landonline Release 3.0 update for conveyancers

The journey to 100% e-lodgement continues with Release 3.0 containing a number of enhancements which give conveyancers even more flexibility in the application.

The benefits for you

In Release 3.0, you will see more benefits have been introduced. The key benefits are...

  • all Discharges, Transfers and Mortgages are e-capable with the introduction of Auto Registration and Lodge functionality
  • multiple transfers and mortgages are able to be completed within the same dealing
  • the ability to add information within certain instruments with the introduction of 'Add Text' and 'Add Image' buttons
  • more flexibility by being able to deal with a part interest or part of title within the current Discharge, Transfer and Mortgage range
  • the addition of Transfer of Lease and Transfer of Mortgage instruments

Part Interest and Part of Land (Discharges, Transfers and Mortgages)

New screen options now enable conveyancers to use e-dealing to complete more complex transfers and mortgages such as dealing with shares and interests in land. It is also possible for separate conveyancers to represent individual interests in a dealing, eg. in a relationship property settlement, separate conveyancers from separate firms will be able to deal with each parties' interest.

The screen views and fields are different, depending upon which mode is selected (eg Share/Interest or Part of Land/Complex).

It is possible to transfer or mortgage other instruments such as leases and mortgages.

Adding information within an instrument

Release 3.0 introduces the ability for information to be added to certain instruments. This is via the 'Add Text' or 'Add Image' buttons that display at the bottom of the screens in those modes where these options are available. If this functionality is used the instrument will become a LODGE dealing (ie will be checked by LINZ staff).

Add Text displays a new screen with a free text field that allows you to add additional clauses or conditions to the instrument.

Add Image allows you to upload an attachment to the instrument eg. providing additional terms and conditions such as a restrictive covenant in a Transfer.

The Landonline website has been updated with further information about how to add images within instruments and includes details on scanners and scanning, (i.e. scanning terminology, overview of the scanning process as well as information about scanners and scanning software compatible with Landonline, as well as frequently asked questions).

About Transfer of Lease and Transfer of Mortgage instruments

Transfer of Lease and Transfer of Mortgage will be e-capable. These instruments use a version of the Transfer screen.

Changes have been made to Landonline password construction as follows:

  • Each Password must comprise:
    • A minimum of 8 characters and
    • A maximum of 20 characters
    • A minimum of 1 lower case alphabetic character (a..z)
    • A minimum of 1 upper case alphabetic character (A..Z)
    • A minimum of 1 numeric characters (0..9)
  • The following special characters can be used in the password: Hash (#), dollar ($), percent (%), ampersand (&), underscore (_), hyphen (-), full-stop (.), comma (,), less than symbol (<), greater than symbol (>) and space.

The same password cannot be used again for a predetermined period.
