Landonline Release 3.5 update for conveyancers
New features include:
E-Certifications improved
At signing, all instruments with certifications for mortgages or encumbrances now display multiple choice certification options.
Certification for instruments requiring the Māori Land Flag certification will now be brought forward from head titles on to new titles where instruments affecting the new titles require this certification. See MAR 1574
A new Error Message when disassociating a user from a firm and that person has current e-dealings
An Error message will now display where a System Manager attempts to disassociate a user from their firm and the user has current e-dealings in their Workspace. See MAR 1038
A reduced "Time to Comply" time frame for Requisitioned dealings containing Caveats or Notice of Claim
As required by the RGL, the time to comply for a Requisitioned Caveat or Notice of Claim, will now be 14 days instead of the normal two months. See MAR 1335

MAR 1574 – E-Certifications improved
Additional Multiple choice options
All instruments that at signing display certifications for mortgages or encumbrances now have multiple choice certification options. Previously a small number of instruments e.g. Variation of Mortgage (VM) only had a single choice certification stating that Mortgagee/Encumbrancee consent was held. The new options are:
The existing certification option of;
- I certify that the mortgagee under Mortgage 12345.6 has consented to this transaction and I hold that consent
Two new options to be used in the appropriate situations;
- Mortgage 12345.6 does not apply to the estate or interest affected by this transaction or
- Mortgage 12345.6 is being discharged/extinguished in a prior dealing or in the same dealing.
One of the certification options must be selected to complete signing.

Māori Land
In a New Title dealing where a Head title is subject to the Māori Land Flag, any instruments affecting the new titles that require the Māori Land Certification to be made, e.g. T or M, will display the Māori Land Certification.
MAR 1038 - Error message required when disassociating an external customer from a firm where that person has current e-dealings
The following message will display to the System Manager when disassociating a person from a firm warning of associated dealings or requests.

The message will display if the person is the only user in firm linked to the dealing or request. The user will not be able to be disassociated from the firm until all work is completed or the user name is removed from the work.
MAR 1335 – Provide ability to edit the time period for requisitions
The Registrar General of Land requires that the requisition time frame for a Caveat or Notice of Claim be reduced from the normal two months to 14 days.
LINZ staff will stipulate the appropriate period in the requisition notice sent to customers. Where a dealing contains a mixture of Caveat / Notice of Claim instruments and other instruments then the requisition period will be set as follows:
- Only the Caveat or Notice of Claim is requisitioned – 14 days
- Only other types of instrument are requisitioned – two months
- A combination of the above – two months
The new period will only apply to dealings requisitioned by LINZ after the 3.5 Landonline release.
