Landonline Release 3.4 update for conveyancers
New features include:
Memorandum of Priority – MP instruments can now be included in new title dealings. The 'Prepare Memorandum of Priority' screen has been improved with the addition of the 'Registered Proprietor/Interest Holder' area. This gives you the ability to edit Registered Proprietor details. The 'Mortgagee/Encumbrancee' details for prioritized instruments can now be edited more easily via a new pop-up screen available in the Prepare MP screen. See MAR 1525
Enhanced e-dealing Business Rules – Business rules that advise a conveyancer of issues with the Transferors or Mortgagors in new instruments have been improved to better cater for dealings including Image Only instruments. See MARs 1588 and 1589
MAR 1525 - Prepare Memorandum of Priority (MP) screen has been improved
Changes have been made to improve the way the MP screen works. In particular, MPs will now be able to be created in new title dealings. Key changes include:
- The addition of a Registered Proprietor area similar to that used in the Prepare Transfer and Prepare Mortgage screens.

- MPs will be able to be created over titles with a status of:
- Pre-allocated or Pending (i.e. new titles) or;
- Not Yet Converted.
- A new pop up screen will appear when you click in the Mortgagee/Encumbrancee field to allow for the editing and entry of names.
Names can be edited or selected from the drop down list as per the Prepare Mortgage screen.
MPs affecting titles with a status of Pending, Pre-allocated or Not Yet Converted
- MP instruments created over these titles will step down to LODGE
- The 'Change due to Pending Dealing' checkbox will default to checked
- The 'Affected instrument No' dropdown list will not populate with details of Mortgages from head titles – these details will need to be entered
- Mortgagee/Encumbrancee details will need to be entered
Details of new mortgages in the same dealing that affect these titles will display for selection.

Note: When MP instruments are created against new titles Landonline will display Messages and some warning Business Rules will fail Prevalidation. This does not prevent the instrument from being signed and the dealing Submitted to LINZ.
MAR 1588 and 1589 – Managing Image Only Instruments better with the T058 and T059 Business Rules
The T058 business rule checks that the Mortgagors in a new mortgage match the registered proprietors, or the transferees from a previous transfer in the same dealing.
The T059 business rule checks that the Transferors (Proprietors) in a new transfer, transmission or change of name match the registered proprietors, or the transferees from a previous transfer in the same dealing.
These rules have been improved to cater for scenarios where prior instruments in the dealing change ownership that are Image Only instruments, eg a dealing containing a Transfer Power Of Sale (TPS) followed by a Mortgage.
As Transferor or Mortgagor details cannot automatically update from a TPS to a following mortgage, transfer, transmission or change of name, the T058 and T059 rules will now alert conveyancers at pre-validation that the Transferor or Mortgagor details must be manually updated.
Note: For Template instruments there is no change to the way pre-validation works.
For a template instrument (eg Mortgage) that is preceded by an image only instrument that can change ownership, pre-validation will:
- Check to see if the Registered Proprietor names have been edited.
- Fail prevalidation if no change has been made to the pre-populated information.
- Pass pre-validation if changes have been made.
- Not check that you have updated the proprietor names correctly. You must check these details yourself.
Both the T058 and T059 rules are warning rules. They will not prevent the dealing from being signed or submitted.
Landonline Code improvements
A number of code changes have been made to address minor bugs in Landonline. For example a change has been made to ensure that when a dealing is registered, the notice is sent to the primary contact for the submitting firm selected in the dealing and not the default submitting firm (Ref TPR 8443).
