TPR Title Description Action
10768 Failure of Business Rule T071 for names containing 'Trust' and 'Trustee' Business Rule T071 checks for valid names that include the word Trust or Trustee – eg Public Trust. If the entered name includes additional punctuation eg Public. Trust. the rule incorrectly displays a warning message about Trusts. The dealing can proceed. Check the name entry and alter or continue as appropriate

419 Rejected & Withdrawn instruments that affect another instrument in the same dealing must be resigned when returned to workspace If a dealing contains an instrument that is affected by another instrument in the same dealing eg Mortgage (M) then a Variation of Mortgage (VM), if the dealing is withdrawn or rejected it is necessary to resign the VM. A new version of the dealing will be created in Workspace with new instrument numbers. The instrument number of the M previously entered in the VM will no longer be valid and must be changed, prompting resigning. Recertify and sign the affected instrument

10793 Signing Image Only instruments - Deleting a name in the Insert Names screen deletes all signing for that CP in the instrument For an Image Only instrument with multiple Conveyancing Professionals (CPs) in the same role, a CP may sign in separate sessions for different parties. If one of those parties is deleted this causes all signings for that CP in that instrument in all roles to be cleared when only the signing instance for the affected party should be cleared. Information Only

DC 234

TPR 10856
Carrying forward encumbrancee information within an e-dealing from one instrument to another For an Image Only instrument with multiple Conveyancing Professionals (CPs) in the same role, a CP may sign in separate sessions for different parties. If one of those parties is deleted this causes all signings for that CP in that instrument in all roles to be cleared when only the signing instance for the affected party should be cleared. Information Only

10759 Message 28525 displaying incorrectly for a DM where there is a prior PDM Where a dealing contains a partial discharge of, eg. mortgage and a following instrument affecting that same mortgage, eg. Discharge of Mortgage or Variation of Mortgage, a message displays incorrectly advising that the title from the partial discharge should be included in the full discharge. Continue processing and submit the dealing for registration

10746 Text details in the Clarify Intent field for Discharges is lost when switching modes If text is added into the Clarify Intent field for 'discharges', the instrument is saved and modes are changed and changed back again with no save in between – the saved text is lost. Information Only

10770 Instrument view not displaying correctly for a Transmission of Simultaneous Deaths in All mode The Transmission instrument is not showing the resultant shares of the applicants as it should when processed in All Mode. It currently displays eg John Smith as Executor of Jane Smith When it should display John Smith as Executor as to a ½ share of Jane Smith. Process the Transmission in Share mode

10782 Amendment to Message 28530 to the effect that a Transmission by Survivorship cannot be processed against a Pending Title It is not possible to prepare a Transmission of Type - Survivorship, Simultaneous Deaths or Joint Family Homes (which is also for simultaneous deaths) against a Pending Title (ie a new title that is not yet Live). If this is attempted the message that displays does not state clearly that this is not possible. Information Only

10807 Prepare Transmission - Unable to TAB past an Applicant row in LMO/Lease Mode For Transmission Types of Bona Vacantia, Sec 324 Companies Act 1993 and Part 13 Companies Act 1993 it is not possible to navigate the screen using the tab key past the Applicant section. The mouse must be used after that. Information Only

10917 Transmission affecting pending Mortgage or Lease cannot be saved or signed if reopened after initial save If a Transmission of Type Executor/Administrator is prepared over a Pending mortgage or lease and there are multiple mortgagees or lessees and the Transmission is saved and closed, it is not then possible to further save or sign the transmission. Open the Transmission, Restore the details, re-enter the pending instrument information and sign in that session

10954 TSM – Executor / Administrator - over multiple titles in different ownership – processing issues when changing modes
  1. If a Transmission (TSM) in Executor mode is created over titles in different ownership – each title owned by one person, then the TSM defaults to open in All mode, but cannot be processed as business rule T059 fails advising that the proprietors are not the same. Note - The Transmission should only be processed if the same person has an interest in the titles but appears with different spellings of their name.
  2. Where a TSM affects multiple titles in different ownership and there are multiple owners on the titles, then the TSM defaults to open in Share mode – eg where one title is owned by A and the other by A & C. If the title is changed to ALL mode processing may not be possible and fatal errors may occur
  1. Change to Share mode. When processed in Share mode Pre Validation and Submit may fail, but the TSM can be successfully Submitted
  2. Providing the TSM is left in Share mode then the TSM can continue without issue

415 Business Rule T061 (check for caveats & completed certifications etc) does not run the comparison of certifications on Submit of an e-dealing. If the status of a title changes between signing and submission of an e-dealing – eg an instrument which does not prevent registration, but normally triggers a certification at signing is registered – on submission of the dealing no warning messages will display. Should this rare event occur the dealing will be rejected for lack of certifications. Recertify and sign the affected instrument

10790 <Description of Part> field in Caveat limited to 505 characters To allow for all scenarios this size of this field will be increased to a maximum of 1024 characters. Attach an image to the Caveat with additional details if required

10569 Instruments in an e-dealing are not recognizing prior Lease and Encumbrance instruments in the same dealing If Lease or Encumbrance instruments are created in a dealing and following instruments in the dealing affect those instruments (eg Mortgage of Lease) it is necessary to manually enter the Lease or Encumbrance number and encumbrancee details into the following instruments. Messages may advise that the numbers are not recognised. Ignore any such message and process the dealing

10591 Message 28252 not appearing as expected when a title exists for the leasehold estate and the Lease number is entered into an instrument If a title has issued for a lease, new instruments affecting the lease should be created referencing the title and not the lease number. It is possible to enter the lease number into eg a Transfer in lease mode, and no error message displays. Note – instruments affecting leases step down to Lodge. Prepare instruments against leasehold estates for which titles have issued in terms of the title reference and not the lease number

10789 Prepare Transfer screen –Complex mode – Third Party Transferors, New Estate to be Transferred and Description of Part fields allow entry past allowable limits Currently more information can be entered into these fields than can be saved. The fields provide sufficient scope to enter detailed information (eg 500 characters for Description of Part) but this can be exceeded and it is not apparent that entry has exceeded allowable limits. Preview the instrument to ensure that all entered text is displayed

10816 A&I default type for Caveat and Notice of Claim For a Caveat or Notice of Claim, the Create A & I Form screen defaults to "Private Corporate" mode rather than "Private Individual" mode in error, but can be manually changed. Information Only

10827 A&I - Alias etc information not displaying for some instruments or when prepared For some instruments in an e-dealing, when the instruments are prepared and then the A&I screen opened, if the clients have Alias, Name Suffix or Minor details these details are not displayed with the Client Name. Type this information into the A&I Preview Screen if required

10832 Cancelled fee items not always appearing in the Fees Report Cancelled fees – ie from a Withdrawn dealing – are not always appearing in the fees report when using Firm/User as the search criteria. They do display if using the Transaction id as the search criteria. Information Only

11098 Inconsistencies in the display of the instrument order in Requests to withdraw instruments where LINZ has changed the order If a Lodged dealing has the instruments reordered by LINZ, then if a Request to Withdraw Instruments is created the Request will show the instruments in the order LINZ has assigned them, and not in the order of the dealing as it displays in Workspace. Information Only. Care should be taken to select the correct instrument for withdrawal

11584 Instruments in a Requisitioned dealing that are Draft in Workspace at the time the dealing is withdrawn display as Released in the new dealing but aren't signed If a dealing is Lodged to LINZ and then requisitioned it is possible for instrument details to be updated – eg to allow a requisition to be addressed.  If an instrument has been edited so that signatures are cleared and the instrument is now Draft, if the dealing is withdrawn in that state a new dealing will be created in Workspace and ALL the instruments will display with a status of Released. The formerly Draft instrument however will not have signatures, will fail pre-validation and cannot be registered in this state. Should this scenario occur the instrument that was Draft but now displays as Released should be ‘restored’ to clear the release status and processing should continue as normal

11607 Issues with Generating Fees Reports in Workspace If a fees report is first generated from a search on a client reference it is possible that it may take up to 30 seconds for the fees report result to display. This issue doesn’t occur if further reports are generated in that same session. Information Only

11631 & 11633 Message 9005 may display when preparing a Change of Name instrument If a Change of Name (CN) instrument is prepared, and then immediately afterwards the screen is closed, title references are changed and the CN is reopened a 9005 error message may display and cause a crash of Landonline. If it is necessary to change title references in a CN instrument after it is prepared it is better to delete the CN instrument and recreate it to avoid the crash.
