DIGITAL PLANS

In Landonline Stage Two, digital plans replace the paper survey plan and paper title plan (previously provided by the surveyor) as well as the paper title diagram. You can include a scanned plan image as a supporting document, eg a Unit Plan or Cross Lease Plan.

Once an e-survey is submitted, it will be accompanied by sets of digital images - mostly system generated. The most comprehensive set of images will be known as the Digital Survey Plan. These images will generally contain the same information as is found on the survey sheets, title sheets and traverse sheets of a hard copy survey plan. In the future, surveyors wanting a printable set of survey data will frequently access the Digital Survey Plan.

A reduced set of the Digital Survey Plan images will be used for title purposes only and will be known as the Digital Title Plan. These images will generally contain the same information as is found on the title sheets of a hard copy survey plan. The Digital Title Plan will be used by conveyancers lodging new title transactions or for other legal purposes. Surveyors will generally not use it because it does not contain enough information for their purposes.

The graphical pages of a Digital Title Plan are used to create a third set of images known as the Digital Title Diagram. This is only used for title diagram purposes.

The lack of coordinate information on the Digital Survey Plan is a deliberate result of the role of coordinates in Landonline. Authoritative coordinates are generated in Landonline after approval of the survey. Any coordinates provided by the surveyor for new marks are indicative of their approximate position only. The surveyor-supplied coordinates from e-surveys have no future role for other surveys.
